Airbnb Host-Only Commission at 15.5%: What You Need to Know

On August 25, 2025, Airbnb announced a major change to its commission model. The well-known split-fee (3% host + 14–16% guest) is being phased out for PMS-connected hosts, replaced with a standardized host-only fee of 15.5% worldwide (16% in Brazil).

What changes by market

  • U.S.: PMS-connected property managers lose the split-fee option and move to 15.5% host-only.
  • Europe & other markets: Most were already on ~15% host-only since 2020/21. Now adjusted to 15.5%.

Since April 2025, Airbnb displays the total price (excluding taxes) in search results. Guests no longer see whether a listing uses split-fee or host-only. Competitiveness depends only on the final displayed price.
